There’s a difference between everyday living and getting the most out of living every day. The forward thinking and depth of expertise at Dock Street Communities combine to create settings where people of every age and interest can thrive and flourish. Whether you wander the lanes of our “Main Street” or Traditional Neighborhood Design communities, or jump into the action of our active adult communities, you’ll quickly recognize the attention to detail and thoughtful planning that are the hallmarks of Dock Street living.
Every Dock Street Community is developed and dedicated to the people who will make it their home. It’s all about human interaction and the best environment to promote rich and purposeful lives.
The Dock Street “Main Street” or Traditional Neighborhood Design communities are inspired by the historic districts of Alexandria, Virginia; Charleston, South Carolina; Savannah, Georgia; even Paris, France. The live/work townhomes, carriage townhomes and row houses reflect a time prior to automation and suburban sprawl. Life is pedestrian oriented with little touches that make a huge impact on the pleasures of daily living, including courtyards, park space and common areas.
Dock Street’s Active Adult Communities are based on our personal philosophy of how we would like to live our adult years…interested, interesting, motivated and
encouraged to expand our horizons. We believe that this is not a time to slow down, but a time to enthusiastically pursue passions unencumbered by limits or boundaries. This is life “outside the box” with new discoveries daily.
Though relatively small in size, the strengths of Dock Street Communities expertise and insights have made an important impact in coastal real estate development and are admired throughout the area.

With more than 25 years of residential development and building experience in the Carolinas and Florida, Sam Burns brought a broad range of skills to the table when he established Dock Street Communities in 2005.
After graduating from Michigan State University with a BS in Urban Planning and the University of North Carolina with a Master of Regional Planning, Burns embarked upon a career that has included city planning, resort development and a 10-year stint as Regional President of a home building company with operations in Raleigh, Greensboro, Winston Salem and Charlotte. His interest in Traditional Neighborhood Design led him to head up Inland Homes, a pioneer of TND townhomes and live/work townhomes in Charlotte, and later to found Meeting Street Homes with operations in both Charlotte and Charleston. A few of the TNDs Mr. Burns helped develop include Vermillion and Rosedale in Huntersville, NC and Eastfield Village in Charlotte.
In March 2005, Mr. Burns moved to coastal South Carolina to form Dock Street Communities, in conjunction with a local partner David Stradinger of Winchester Development. Shortly afterward, David Wilkes of Myrtle Beach, who shared a keen interest in TNDs, and had acquired extensive experience in local real estate and marketing, joined Dock Street Communities as consultant and Vice President of Operations.
With more than 30 years’ experience in leading and developing America’s favorite golf resort destinations, David Stradinger’s visionary accomplishments are nothing less than monumental in South Carolina’s Grand Strand. His forward thinking about resort development began in 1975 as City Manager of Myrtle Beach, SC, and continues to lay the foundation for the area’s economic growth and future.
In 1981, he founded Winchester Land and Development Corporation, and spearheaded development of the infrastructure that has allowed the area to become the destination that it is today. His firm became the leader in planning condominium projects that are the heart of today’s Grand Strand. Since then, he has been dedicated to developing more than 2000 premier high rise and resort oceanfront condominiums and hotels, including North Beach Towers, Patricia Grand, The Savoy, Carolina Winds, South Wind, the Palms, Sea Watch Plantation and The Island Vista.
Stradinger’s partnership with Samuel Burns brings exceptional insight and depth of coastal real estate knowledge to the Dock Street Communities team.
A part of Dock Street Communities since its inception in 2005, David Wilkes brings to DSC an extensive background in commercial banking as an asset portfolio manager. David’s prior experience includes resort development with Winchester Land and Development in Myrtle Beach. As Project Manager, he supervised the completion of four high-rise oceanfront projects.
David is a graduate of the College of Charleston. He is active in the Grand Strand area as a member of the Coastal Carolina Association of Realtors, The Horry Georgetown Homebuilders Association, The National Homebuilders Association, and a board member of the Horry County Habitat for Humanity.
Duke began his real estate career in 2003. He started his career with one of the largest national home builders, “Centex Homes”. After joining Centex Homes in 2003, he went on to win several local and National Sales Awards: 2004 and 2005 Traditional Sales Person of the Year, and the National Recognition of 100% Award, for hitting all of his monthly goals for 2 straight years. Duke left Centex Homes in 2007 and started working for one of the largest waterfront land developers, Waterfront Communities Inc. Waterfront Communities built and designed gated neighborhoods selling pre-construction homesites across the Southeast. Duke went on to win Sales Person of the year in 2007. Duke left Waterfront Communities and began working for Dock Street Communities Inc. in 2008. He is now the Broker In Charge of Dock Street Communities of The Market Common. The Market Common is a master planned Traditional Neighborhood mixed-use community.
We believe everyone should live life with passion and purpose. Dock Street Communities is dedicated to creating living environments that promote healthy, meaningful and engaging lifestyles. We empower residents to follow their dreams. This is our mission. And our pleasure.
Here, life outside the home is as important as life within. Nobody sits on the sidelines. The development of each community begins with a true focus on the resident,
providing each person with new opportunities to explore and to grow.
It takes planning. Meticulous planning that includes the selection of locations that are advantageous to diverse lifestyle pursuits, the development of amenities that
promote healthy recreation and camaraderie, and construction standards that assure long-term quality and peace of mind. These diligent efforts create an atmosphere that feels, in fact, effortless. Whether considering one of the “main street” urban/multiuse communities or one of the active adult communities, the Dock Street vibe is always one that says, “anything is possible.”
These are settings that inspire, uplift and exhilarate. The accessibility of each home to every amenity, not only brings an element of ease to everyday life, it allows
residents to connect with one another, inviting conversation and exploration. Ageless and agile, these are communities that adapt to the whims and the interests of the people who live here.
Simply put, it’s our mission to foster a life of spontaneity, passion and fulfillment. The result is a sense of true community, a unique celebration of talents and friendships.
